What a Coating Actually Protects Against
Road salt. Pennsylvania salts heavily through the winter. That brine comes home on your tires, drips onto the slab, and soaks into unsealed concrete. Salt accelerates surface deterioration and, over time, can reach embedded rebar. A sealed floor keeps it on the surface where you can mop it up.
Freeze-thaw damage. Bare concrete is porous. Moisture gets in, freezes, expands roughly nine percent, and fractures the surface from within. Repeated over enough winters, that's what produces the flaking and pitting called spalling. A continuous coating stops water from entering in the first place.
Hot tire pickup. This is the failure mode that ruins cheap coatings. Tires heat up on the road, and when a hot tire sits on a floor coated with a thin DIY product or a poorly bonded system, it softens the coating and lifts it off the slab when you pull out. A properly ground and bonded professional system doesn't do this.
Oil, gas, brake fluid, and staining. Sealed floors clean up with a mop rather than absorbing stains permanently.
Epoxy vs. Polyaspartic
Epoxy is the traditional system — thick, hard, durable, and cost-effective. It cures more slowly and isn't naturally UV-stable, so it's typically topcoated.
Polyaspartic and polyurea cure far faster, allowing same-day or next-day return to service, and are naturally UV-stable so they won't yellow in a garage with a lot of daylight. They cost more.
Many of the best-performing floors combine the two: an epoxy base coat for build and adhesion, with a polyaspartic topcoat for speed, UV stability, and abrasion resistance. We'll recommend based on your slab condition, your timeline, and how much light the space gets.
Our Process
- Assessment and moisture testing. We check slab condition, existing coatings, cracks, and moisture vapor transmission — skipping this is the single most common cause of coating failure.
- Mechanical grinding. We grind the surface with diamond tooling to open the concrete's pores. We don't acid-etch. Grinding is what creates the mechanical bond the coating depends on.
- Crack and spall repair. Cracks, pits, and damaged control joints are filled and structurally repaired before coating.
- Base coat application. Applied to the prepared, profiled slab.
- Broadcast (if applicable). Decorative flake or quartz is broadcast into the wet base coat.
- Topcoat. A clear protective topcoat for UV stability and abrasion resistance.
- Cure and return to service. Typically foot traffic within 24 hours and vehicle traffic in a few days, depending on the system.
